Whether you’re listing soon or just thinking ahead to next year, here’s how to be strategic, stay on budget, and make your home look its absolute best.


Be Smart and Strategic
- Don’t waste money on projects that don’t pay off. Take a good look at your home and make a list of updates that could actually boost your price. Then prioritize by what makes the biggest impact for the lowest cost.
- Choose small upgrades that pack a punch. New hardware, light fixtures, and a fresh coat of paint often do more than large-scale renovations when it comes to return on investment.
- Know what buyers in your neighborhood expect. If every recently sold home has stone counters and yours doesn’t, that could hurt your competitive edge. Ask your agent for insight into what’s considered standard in your market.
- Skip the luxury splurges. You don’t need designer appliances or high-end finishes. Focus on quality and consistency. Avoid anything that looks cheap or trendy in a way that may not age well.

- Paint if needed. Fresh paint instantly makes a home feel newer. Focus on neutral tones and clean white trim. Even painting just the ceiling and trim can refresh a space for less.
