Pricing affects everything. It determines how quickly your home sells, how many buyers show up for showings, and what kind of offers you’ll receive. If your price is off, even by a little, it can lead to delays, lowball offers, or no offers at all.

There’s something I always tell my sellers: 

Every day your home sits on the market, it becomes less appealing to buyers. 

That may not be what anyone wants to hear, but it’s the truth. The longer a home sits, the more likely buyers are to wonder what’s wrong with it. Often, the issue is simply price. 

Your goal is to create interest right from the start. You want buyers to walk in and immediately think the home feels like a great value. That first impression shapes everything. If they believe it’s priced fairly, they’ll get serious. If they feel the price is too high, they usually move on. 

Even in a hot market with low inventory, overpricing can hold you back. 

So let’s talk about how to get the price right from day one. 

10 Tips to Price Your Home with Confidence 

  1. Start with comps, but go beyond the surface. 
    Recent comparable sales are a great starting point. The key is understanding the differences that really matter. 
  1. Understand what truly makes a home comparable. 
    Focus on homes with similar size, location, and condition. If one has a better yard or sits on a quieter street, that changes its value. 
  1. Stick to homes that have actually sold. 
    Homes still on the market haven’t proven their value yet. Sold homes are the ones that show what buyers were actually willing to pay. 
  1. Look at the full picture of a sale. 
    Don’t stop at the list price. Pay attention to the final sale price, any concessions made, and whether closing costs were covered. 
  1. Make honest adjustments for features and layout. 
    If a comp had an updated kitchen or a larger primary suite, that likely contributed to its price. Factor in how your home compares. 
  1. Use the most recent sales possible. 
    Appraisers usually look back no more than six months. That should be your window too, especially in a changing market. 
  1. Ignore past value and emotional attachment. 
    What you paid for your home or what you think it should be worth won’t determine its current value. Buyers look at today’s market. 
  1. Be realistic about the return on upgrades. 
    Not every improvement increases value dollar-for-dollar. Some upgrades simply make a home more appealing, while others don’t impact price much at all. 
  1. Pay attention to current inventory levels. 
    If there are only a few homes available, you may be able to price slightly higher. Still, it’s important to stay competitive to attract strong early interest. 
  1. Time your listing wisely. 
    Avoid launching right before a holiday weekend or during the slower weeks at the end of the year. Homes tend to sit longer and sell for less during those times. 

Pricing Is About Strategy, Not Guesswork 

Online estimates don’t see the upgrades you’ve made, the condition of your home, or how it compares to nearby listings. They also don’t know what buyers are currently prioritizing in your area.
