Leaving the City and Moving to a 2nd Home
My clients wanted to move to their vacation home full-time so they reached out in December to talk about selling their condo. After reviewing the seasonality of their market segment and meshing it with their plans, we decided to list in April. They spent the time in-between purging and packing at leisure.
Their condo was unique for a few reasons. It had a huge deck with city views that was partially covered, and the deck had a direct entry to the community back yard. In addition, the building is 100% owner-occupied, no rentals allowed. This can be a big pro and big con. I counselled them that a large portion of the buyer pool would be out of contention because of that limitation, but a small portion would be thrilled. I ran some analysis to see if there was a price differential between similar condos that allowed rentals and similar condos that didn’t allow rentals. The difference was stark. With that in mind, we strategically priced the condo.
I highlighted the benefits of the quiet secure building, and how amazing this particular home was for dog owners with the direct access to the back yard. I even made a silly video of me in PJs with the owner’s dog Morty.
